Real Estate Land Specialist

Reports To: Director, Real Estate

Location: Montréal, QC Office (hybrid, primary office); Toronto considered for exceptional candidates

About Aurora Towers

Aurora Towers ("Aurora") is a Canadian telecommunications infrastructure company, backed by CVC DIF, a leading global infrastructure private-equity investor. The company builds, owns, and operates wireless communication assets across Canada. Aurora leases space on its assets to wireless communications companies and assists companies deploying their mission critical networks. Aurora is seeking a Real Estate Lease Administrator to support the company's growth across Canada and with its wireless partners.

Aurora is in the process of building out its Canadian Real Estate function, including the modernization of its systems, the refinement of its agreement templates, and the establishment of operational playbooks that will support our portfolio for years to come. This is a meaningful time to join the team.

About the Role

Based in Montréal and reporting to the Director of Real Estate, the Land Specialist joins a small, collaborative team at a moment of real momentum and owns the land tenure beneath Aurora’s towers: managing ground lease renewals across the Canadian portfolio, leading title and compliance review to confirm and protect Aurora’s rights, and providing oversight, tracking, and analysis across the ground lease program. Aurora operates NexsysOne, a site lifecycle management platform purpose-built for the tower industry, as its centralized database; the successful candidate will work within that system alongside Microsoft 365.

The position suits a confident self-starter with at least three years of relevant experience, including direct experience negotiating commercial agreements, who is ready to take substantive ownership of files. Aurora provides context, mentorship, and Aurora-specific training, with a clear path to raise novel questions with the Director or legal counsel.

Key Responsibilities

Ground Lease Renewals

  • Manage renewal and extension negotiations end to end, including holdover situations, option exercises, and rent and escalation terms

  • Prepare renewal analysis and recommendations drawing on comparable terms, site economics, and portfolio strategy

  • Prepare and finalize documentation, coordinating with legal counsel on non-standard terms, then manage execution and confirm final terms and critical dates in NexsysOne

Ground Lease Program

  • Provide oversight, coordination, and clear status visibility across Aurora’s ground lease program

  • Review site proposals and supporting documentation for accuracy and completeness

  • Provide financial and commercial analysis to support decision-making, coordinating across stakeholders and flagging deviations for resolution

Legal Title

  • Conduct and coordinate title review, including chain-of-title and amalgamation documentation

  • Order and review registry searches and confirm Aurora’s tenure and lease rights

  • Identify title defects, encumbrances, and gaps and drive them to resolution, working with legal counsel and title providers where matters require it

Compliance Reviews

  • Review and monitor leases and licences for compliance with their terms and Aurora’s obligations, including easement and access rights

  • Review estoppel certificates and track and confirm successor and post-closing obligations

  • Support audit and due diligence requests with accurate agreement summaries and supporting documentation

General

  • Other duties as required to support the real estate function and, occasionally, other teams and departments

Qualifications — Required

  • Working familiarity with title searches, land registry processes, and real property documentation in Canadian jurisdictions

  • Working familiarity with ground lease compliance requirements, easement rights, access rights, renewal rights, and related obligations

  • Practical understanding of lease economics, including rent, escalations, renewal terms, and basic financial impact, with the aptitude to build on that through Aurora-specific training

  • Strong professional written and verbal communication skills in English

  • Confident self-starter who can work files independently once oriented and exercise sound judgment about when to ask questions or escalate

  • Exceptional attention to detail and strong organizational skills, with the ability to manage multiple active files and critical dates simultaneously

  • Proficiency with Microsoft 365, including Outlook, Word, Excel, SharePoint, and Teams

Preferred Qualifications

  • French-language proficiency is a strong asset; bilingual French and English professional communication is preferred. Aurora supports French-language professional development.

  • Direct experience with NexsysOne or a comparable site lifecycle management platform used in the telecommunications tower industry
